Specification Casas unifamiliares –
Detached Villas
1. Excavation
Cleaning of the plot, excavation for the foundation
down to firm underground with refinement for walls and
basis, removal of the rubble with manual and mechanical
methods.
Supervision and management of the building works by
the company´s engineers.
2. Foundation
Laying of the earth wire.
Filling with reinforced concrete, according to
calculation, both components with certificate.
3. Supporting Walls
The supporting walls will be of grey concrete blocks
40 x 20 x 20 cm, according to the current norm and will
be laid with cement mortar 1:3 in the joints. Each row
of blocks will be levelled.
The support of the ground floor level will be at an
average height of 60 cm over the ground level. The
coping of the walls will formed by a special block in
U-profile and filled with reinforced concrete which
supports the ground floor level. All the edges and areas
where walls meet, will be made solid with reinforced
concrete. Where the walls support the ground floor a
layer of tar paper with a density of 4kg/sqm will be
laid in order to prevent ascending humidity.
The ventilation of the hollow area below ground floor
level will be by prefabricated see-through bricks laid
in horizontal position.
4. Horizontal structure
The floors and ceilings are made of prefabricated
autoresistant joists of 18 cm, arched concrete stones, a
compression layer of 4 cm of concrete, reinforced with a
welded ferro-web, according to calculations.
5. Insulations – against humidity
The part of the exterior walls of living areas, which
are below ground level, will be impermeabilized and
protected where touching earth.
Where the inclination of the plot permits, a concrete
drain will be fitted at the bottom of said
impermeabilization, in order to eliminate water
filtrations.
6. Roof
The roof consists of hollow bricks covered with a
layer of cement mortar of 2 cm thickness, on which
insulating tar paper (2 kg/sqm) will be laid or two
coats of waterproof rubber paint of different colours.
The roof will be covered with standard (beige) Arabic
tiles laid in cement mortar, with an inclination of 30
%.
The eaves of the roof will be 40 cm. The client can
choose between two Conzeta models: three rows of solid
ceramic bricks (ladrillos) on sight or one thinner type
of brick (bardo volado), plastered together with one
solid ceramic brick (ladrillo). The ventilation of the
roof will be carried out by a ceramic brick panel and
fixed with an inclination.
7. Flat roofs and terraces
Flat roofs of lighter concrete to form the
inclination, impermeabilized with a bitumen layer of 4
kg/sqm. Over the closed living area will be applied a
thermical insolation.
8. Covered terraces
The covered terraces and porches will be finished
with Arabic tiles over flat standard roofs. In order to
leave the terrace roof with an inclination and the beams
visible, a ceramic brick (bardo) will be laid directly
on top, while the remaining parts of the roof are
standard.
9. Walls
The interior walls will be carried out with double
hollow bricks of 7 cm thickness fixed with cement mortar
1:6.
The exterior walls will form a chamber for fitting
thermic insulation: Expanded Polyestyrene of 4 cm
thickness.
10. Installations in kitchen and bathroom
All the sanitary installations in kitchen and
bathrooms are concealed, with supply pipes of
electrolytical copper. Every sanitary element will have
an individual siphon, leading to waste pipes of adequate
diameter; the material used is sanitary-PVC. The
bathroom is equipped with the following units in white
colour Toilet, bathtub and hand basin (Model “Dama” made
by ROCA). Chromed mixer taps. Fittings: one mirror,
toilet brush, two towel holders (rod and ring), toilet
roll holder and soap dish.
11. Electric Installation For its protection the
house is equipped with a cable for earthing.
The installation of the house will be for a supply as
the regulation in force.
All installations are monophase with earthing.
Security fuse box.
The entire installation will be concealed and
protected by insulating plastic tubes. All materials
used are of first quality. The power points and light
switches are white. The whole electrical installation
will follow the technical norms of the Ministry of
Industry and the orders of the Spanish installation
rules (R.E.B.T.) The exterior light points are included
and one cable to the garden wall.
Pre-installation of TV/Satellite aerial and telephone
connection in living room and main bedroom.
12. Sewage Installation
Each sanitary unit is equipped with a siphon. The
waste water pipes are made of PVC and are leading to the
municipal sewage network or into a septic tank. Said
septic tank consists of two chambers plus a pit.
13. Plasterwork
The exterior plasterworks are carried out with cement
mortar with a slightly rustical finish.
The interior walls are finished by hand-cast gypsum
and in order to protect the edges of the walls these
will have added PVC-protection.
14. Floor and wall tiles
The floor tiles, skirtings and wall tiles of first
quality material “GRES ceramic” will be laid in cement
mortar 1:6, or in adhesive cement. The tiles will be
chosen by the client for a maximum price of 11,- € / per
m².
The tiling of bathrooms, kitchen and laundry room
includes an ornamental border and will be finished at
the ceiling with a plaster molding.
15. Carpentry
The interior doors will be of natural varnished wood,
painted in white or plain beech wood (to be chosen from
various different models of the company Arguti), with
hinges and metal fittings of brass. Rubber sealing in
the rabbets.
The wardrobes will have doors of one sheet (upper and
lower compartment) height 2,20 m, with upper shelf and
clothes bar, same design as the doors. The face borders
of the same material.
The windows will be of aluminium varnished in white
colour, with tilt and turn mechanism and double glazing
(4+6+4), in the bathrooms frosted glass. The kitchen
will have a sliding window. In the case of the doors
leading to terraces and balconies, the client can choose
between normal or sliding doors. Equipped with aluminium
roller shutters according to the carpentry
specification.
The entrance door Mastercurva white, Aluminium or
PVC, with three security points, knob and spyhole.
The banisters will be of galvanized iron and painted.
16. Open fire place
If shown on the plans, the open fire place will be
carried out in Mediterranean design (standard model) and
is made with fire-proof bricks and finished with a
decorative mantle-piece of pine wood.
17. Kitchen installation
Wooden upper and lower cupboards (according to plans)
standard height, white varnish or veneered with natural
wood. Granite work top in ‘rose porriño’ or ‘pearl
grey’.
- Telescopic extractor fan.
- Vitro-ceramic hob and oven black/white.
- Stainless steel sink with one basin and draining
board.
- Chromed mixer tab.
- Installation of fridge and dishwasher
- Pre-installation for washing machine dish washer.
18. Paintwork
All the exterior walls will be painted with two coats
of waterproof PVC paint. The interior walls also will be
painted with two coats of white PVC paint. The wood-work
will be painted with two coats of varnish after its
preparation and are treated against vermin. All metal
surfaces will have a treatment with anti-oxidant paint.
19. Central Heating
Interior installation with mixed system for central
gas heating with radiators and warm water or if this was
the case, by an electrical water heater with a capacity
of 100 litres.
20. AIR CONDITIONING
Pre-Installation for air conditioning in
living/dining room and bedrooms for the future
installation of split devices.
Both, the house and the plot will be handed over
cleaned and cleared of building materials and rubble.
In case of differences between building elements of
this building specification and the plans, the elements
and details of the plans have priority.
The builder reserves the right to carry out all
necessary modifications that may be required by the
administrative authorities or through technical,
juridical or building requirements and norms, in
accordance with the purchaser.
This building specifications has been issued in
Spanish and English (note: Only
English on this website). Both versions are
valid, but in case of any disagreements in respect of
the interpretation of this contract, the Spanish version
will predominate (contact Gransol
