BUILDING SPECIFICATIONS

1.- EARTH MOVEMENTS
All works of earth movements-
clearing, cleaning, fillings, cutting and will
be executed by manual and mechanical means .
The trench foundation will be
homogeneous in order to get the depth and width
measurements which will determine the
calculation of the structure
2.-FOUNDATION
The foundation of the basement
will be executed by earth bearing walls,
unsymmetrical footing and and bridging joist of
reinforced concrete, on a previous layer of
cleaning concrete, the fencing and the
sealabilities will be executed by unsymmetrical
footing.
3.-STRUCTURE
The structure will be done by
one-way forging of reinforced concrete for
horizontal elements and mixed for vertical
elements.
4.- WALLING
Front sealings
The sealability of the
apartments will be executed by ceramic brick of
33x16x11 cm. and folded with sheet of 33x16x7
cm., plugged with concrete, union of 1 cm.
thickness, insulation based on proyected
polyurethane foam. Exterior coated with mortar
unilayer and subsequently painted, colour will
be decided by the company’s engineers.
Interior Distribution
For the interior partitions it
will be used ordinary air bricks of 33x16x7 cm
thickness, for plaster coating.
For the sealability of the
dividing walls, it will be used double sheet of
ordinary air bricks of 33x16x11 cm. and
insulation based on rock wool panels.
For the formation of terrace
ledges it will be used ordinary concrete bricks
of 33x16x11 cm.
5.- ROOFING.
It will be executed by inclined
and flat roofs, forged with waterproofing,
thermal insulation and with Arabic-style tiles
mixed or aging where appropriate, on the
inclined ones and of “rasilla” on the flat ones,
according to the regulations currently in force.
6. WATERPROOFING AND
INSULATIONS.
The air chambers of the main
front will be projected by expanded polystyrene
foam.
The part of the basement walls
stays below the land level, it would be made in
waterproof and protected from the contact with
the plot.
7.-CARPENTRY.
Interior Carpentry.
The interior woodwork will be of
natural wooden or beech tree, varnished in
clear/natural colour or lacquered in white,
models of Arguti or similars, provided with iron
fittings, brass pin hinges and sealing gum.
Exterior Carpentry.
The exterior woodwork will be of
PVC or aluminium lacquered in white, slided or
reclined with double glass, bedrooms will be
equipped with alumimium roller blinds.
The railings will be of
galvanized steel, ended in colours.
8.-COATINGS AND PAINTWORK.
Tiled Floor and Tiling.
The flooring,skirting board and
tiling will be of excellent stoneware layed with
concrete cement 1:6 ; or with bonding cement on
mortar guide line in case of the tilings.
The main access, and the
settlements of the common elements will be of
concrete marble.
At the kitchens, bathrooms and
washrooms, the solution of the tiling does not
contain border pieces. It will be executed up to
the ceiling and concluded with molding plaster.
Constants Coating.
Such as we described, the
exterior coating will be rough-coated and
painted and will be of unilayer mortar at the
wall section, the colour will be decided by the
Professional Heading.
At the interior, the coating
will consisted in plasterwork of gypsum with a
good eyesight and the corner brackets of PVC.
At the basement floor, plastered
with trowel and filled with gypsum mortar.
Plaster plates wherever itīs
necessary, and also in bathrooms, toilets and
distributors.
Paintwork.
The interior walls will be
painted with washable plastic paint on ceilings
and walls, in light shades.
The wood pieces will received
two coats of varnish over a treated woodwarm
preparation base.
The metal surfaces will received
a painting of enamel over a rust preventative
base.
At the basements painting in two
shades, colours decided by the Professional
Heading.
9.-BATHROOMS FITTINGS AND
PLUMBING INSTALLATION.
Plumbing.
The plumbing installation for
warm and cold water will be made with copper,
electrolytic or polipropylene piping, according
with rules.
Drainages.
The sanitation facilities
dispose of a trap; the drainpipes will be of PVC
and they will ended up straight to the municipal
supply system.
Bathroom Fittings.
The bathroom will be composed of
white sanitary units, model Dama from Roca or
similar. All mixer taps of chromium-plated. The
bathrooms will be made up of the following
accessories: mirror, small brush, two towell-rails
(bar and ring), roll holder, soapdish.
10.- HEATING AND
AIR-CONDITIONING.
At each accommodation,
pre-instalment of air-conditioning by heat pump
with cold and warm system.
Equipped with a thermoelectric
of 100 l. to produce sanitary hot water.
11.- ELECTRIC,TELEPHONY AND T.V.
INSTALLATION.
These installations are equipped
with independent circuits in accordance with the
appropriate degree of the housing, always
depending with the prevailing rules. Three
television and urban phone supplies connections
per house. The T.V. installation system will be
digital channel and per cable.
The electric mechanism,
determined under the Professional Direction.
12.- OTHER INSTALLATIONS.
Kitchen furnitures, ups and
downs standard heights, lacquered or finished
with wood, models from Arguti or similar,
concrete granite banks of 2 cm. thickness with
double border all along his front.
Disposed of the following
equipament:
- Instalment of telescopic
extractor hood.
- Glass-ceramic hob and white or
black oven.
- A single stainless sink with
drainboard.
- Mixer taps of chromium-plated.
- Pre-installation of the
washing machine and dishwasher.
Entry phone with a interior set,
situated at the hall or kitchen.
Mailbox and signposting of the
house.
In adherence to the terms
stipulated in the agreement of C.P.I.-96 for
housing and basement destined to car park.
The housings have to be handed
completed clean of construction materials and
rubbles.
Otherwise, if the construction
parts of this memory doesnīt agree with the
plans,it would prevail the pieces and details of
the plans.
By requirement administrative,
juridical, technical, manufacturing and
regulations, the Property Developer hold all
rights reserved (authorized by the buyer) to
introduce any changes, unanimously with the
Professional Management.
