The houses in Valle de Calpe are built by
a well-qualified building contractor. As they are being built in
accordance with the construction regulations for the north of Europe,
the quality of the homes is guaranteed. The homes will have the
following qualities:

The structure. Each house will be
constructed separately on a slab of reinforced concrete. The slab is of
Premix concrete and is resistant to seawater. All the cables that go
through the slab have a casing of flexible pipe or a casing of tubing.

External walls. The external walls will be
raised from the slab using the so-called "termoarcilla" blocks and
bricks with polystyrene or similar insulation material between them or
with blocks of cellular concrete which have at least a similar
insulating action with regard to heat and noise. Adjacent external walls
are not anchored to each other.

Interior walls. The interior walls are
made of red hollow bricks or blocks of cellular concrete.

Roof. The roof is built following the
Spanish tradition of a layer of compressed concrete with the interior
walls at the prescribed slope on which another layer of compression is
placed with strips of asphalt/tar and a layer of watertight finish. Arab
roof tiles are then placed on top of this.

Finish of the walls. The finish of the
exterior walls is concrete mortar and the interior walls will be
plastered.

Flooring. Apart from the flooring in the
kitchen and the bathrooms, the whole house will have cream coloured
marble flooring. For the kitchen and the bathrooms you may choose from
several ceramic tiles.

Tiling. Where required, the walls will be
tiled with ceramic tiles. These may be chosen from a selection of
colours.

Doors and windows. The doors and indoor
doorframes are of lacquered or varnished wood. The front door is of
solid wood and will include a security lock. Blinds may be acquired as
an option for the doors and windows.

Kitchen. The homes include a fully
equipped kitchen with a granite worktop, floor and tall cabinets, an
extractor fan, a gas or electric hob, an oven, a dishwasher, a microwave
and a fridge.

Bathrooms. One bathroom consists of a
basin, a wall mounted lavatory and a bath. The other bathroom has a
luxury shower instead of a bath. The bathrooms are mechanically
ventilated.

Electricity. Each house has, in compliance
with the regulations, an earth connection in the metal framework of the
foundations. The connection box is supplied with fuses with a rocker
control and a general switch. All the wall sockets are earthed and are
supplied with switches with a white or cream surround. The exterior
switches are waterproof and are grey.

Paint. All the carpentry work is
varnished. Acrylic paint on the walls and indoor ceilings.

Central heating. The central heating in
the house is gas. There is a pre-installation for air conditioning. Air
conditioning may be installed as an optional extra.

Facilities. The living room and main
bedroom have sockets for television and telephone. The telephone
connection is suitable for ADSL, which the client will have to contract
for him/herself. The house has an alarm installation. The television is
regulated through a central satellite dish. The satellite dish enables
English and Dutch channels to be viewed. Spanish channels are received
by means of a central aerial. Subscription costs to the channels will be
charged. The home also has a video entry phone for the main entrance to
the estate.

Gardens. Grass will be planted in each
garden. Plants will be planted in the separation between properties.
Buyers may also choose from among other garden designs for an additional
price. Naturally, buyers are free to create their gardens in the way
they wish.

Communal swimming pool. The estate has a
communal swimming pool for the use of everyone. For an additional sum,
you may have a swimming pool or Jacuzzi installed in your private
garden.

Others. Each buyer will receive a "Good
Building" or "Quality Building" certificate from an independent
construction inspector which guarantees that the construction regulation
has been duly complied with.
