FOUNDATION
To
be determined by the site
manager and according to the
goetechnical survey report of
the plot conditions.
STRUCTURE
The support walls are built by
concrete blocks of 40 x 20 x 20
cm by concrete mortar. Floors
and ceilings are supported by
the same and formed by
prestressed joists and arched
concrete.
WALLS
1.
Exterior walls of 35 cm
thickness built with concrete
blocks of 40x20x20 cm thickness
isolated against humidity by an
exterior mortar layer , air
chamber with thermal insulation
and projected polystyrene of 4
cm thickness for acoustic
insulation and to avoid joints,
air bricks of 7 cm thickness and
covered with a plaster layer by
machine.
2.
Partition walls, each unit of 40
cm thickness : in the central
part cement bricks of 40x20x20
cm, and both sides of the wall,
with thermal and acoustical
insulating of projected
polystyrene of 4 cm. thickness,
and the exterior the same ,walls
of ceramic bricks of 5 cm each
side and revetment of plaster
layer projected by machine.
3.
INTERIOR WALLS:
Interior walls will be built
with ceramic air bricks (7cm
thick) and will be coated with
spray-rendered gypsum plaster,
with the exception of the
bathrooms which will be tiled
from floor to ceiling.
4.
SLOPED ROOFS: The sloped roofs
(with a pitch of 35%) will be
erected on hollow bricks,
with a layer of cement mortar
and asphalted roofing board. The
eaves will receive a decorative
terracotta brick finish.
5.
NON-ACCESSIBLE FLAT ROOFS: Non-accessible
flat roofs will be formed on the
basis of breeze concrete,
forming inclination of 3,5%,
asphalted roofing board
(4kg/m2),extruded polystyrene (5
cm) for thermic insulation
protected by felt and on top a
layer of gravel.
CARPENTRY
1.
INTERIOR CARPENTRY WORK:
Aluminium windows lacquered in
steel-colour matt; windows which
can be opened will be equipped
with one tip-and-tilt wing;
aluminium roller blinds. Double
glazing with air chamber type
CLIMALIT (4+6+4). In bathrooms
opaque panes type CARGLASS.
Front door: triple-bolt security
door with inside armoured panel
of white lacquered aluminium.

2.
INTERIOR CARPENTRY WORK:
interior doors plain beech wood
with rubber sealing.
Chrome-plated steel door handles
with an ornamental rosette.
Wardrobe doors will match
interior doors in style and
finishing. The inside of the
wardrobes will be panelled and
divided by a shelf into an upper
compartment and a lower
compartment equipped with a
clothes bar.
3.
KITCHEN: upper and lower kitchen
cabinets with plain beech-wood
fronts; granite worktop type
GRIS PERLA (2cm thick); kitchens
will be equipped with pull-out
extractor hood and electrical
appliances ( ceramic hob,
electric oven, refridgerator,
dish-washer; all electrical
appliances will be well-known
makes such as SIEMENS or
comparable brands); stainless
steel sink with one basin and
drip-off surface; mix battery by
GROHE.
FLOOR AND WALL TILES
1.
INTERIOR FLOOR COVERING: beige,
grade A, porcelain tiles (45cm x
45cm) with 0,5cm grouts and
matching skirting tiles.
2.
TERRACE FLOOR COVERING: terrace
floors will be tiled with
extruded gres tiles (30cm x
30cm) with 1cm wide grouts;
matching drainage spouts and
skirting. Colour: pale
terracotta.
3.
KITCHEN: kitchens will be tiled
from floor to ceiling with white
tiles with bevelled edges (25cm
x 40cm).
4.
BATHROOMS: will be tiled with
ivory-coloured, imitation marble
tiles and will feature a
matching decorative border.
PLASTERWORK AND MOULDINGS
1.
EXTERIOR PLASTERWORK: of
damp-proofed mortar cement with
a fine scraped finish, with two
coats of impermeable paint.
2.
INTERIOR PLASTERWORK:
machine-sprayed gypsum plaster,
smoothed by hand; PVC edge
protectors in all corners.
Ceilings plastered except those
in baths and kitchen which will
receive false ceilings with
plain stucco panels; ceiling
coving in all rooms.
PLUMBING AND SANITATION
FACILITIES
1.
PLUMBING: The general net for
hot and cold water will be of
electrolytic copper pipes,
properly dimensioned and
recovered by with plastic pipes,
fitted into the walls and
covered with gypsum. Electric
boiler with a capacity of 150 L.
2.SANITATION FACILITIES : in the
bathrooms and shower rooms,
sanitary units from ROCA model
DAMA . All mixer taps
chromium-plated from GROHE.
ELECTRICAL INSTALLATIONS:
For protection the house has an
earth wire consisting of an
uncovered copper cable (diameter
35mm)forming a closed circuit.
The electrical installations
comply with the
electro-technical regulations
for low tension. The power
supply is 9.9 KW, monophase, and
220V, comprising 6 individual
circuits. Switches and outlets
(make SIMON, series 82) will be
distributed according to the
execution plans drawn by the
architect. The installation
network furthermore includes a
telecommunications circuit with
a telephone and TV/ Radio outlet
in the lounge as well as in the
main bedroom. The in-house
telephone net will be connected
to the public network. As
regards TV and radio
connections, each house will be
furnished with a
pre-installation system leading
to a space designated for an
antenna on the roof of each
house.
AIR CONDITIONING
The lounge and all bedrooms will
be equipped with a
pre-installation system for
air-conditioning, designed for
the installation of split
devices. The pre-installation
system comprises electrical
outlets, drainage and copper
pipes. The pipes will be laid up
to
the space on the flat roofs
marked out for the sitting of
the central unit, thus ensuring
that they are not visible from
the outside.
PAINTWORK
All exterior walls will receive
two coats of plastic paint with
a uniform finish. The interior
walls will also be painted with
plastic paint (colour: white)
and will be given a smooth
finish. Plastic anti-humidity
paint will be used for the
exterior paintjob; colour
according to project.
LANDSCAPING, FENCING AND
COMMUNAL POOL
1.
GARDENS: The gardens will be
designed and laid out in the
Mediterranean style, and will
thus feature primarily plants
native to the region, such as
olive and palm trees. Choice of
plants at the discretion of the
developer. Grama-grass lawns
will form the basis of the
garden throughout the
urbanisation. Each property will
have a private garden fenced in
with wire mesh and additionally
with a cypress hedge. The
landscaping will further include
a Mediterranean-style communal
garden zone and a communal pool.
To ensure easy maintenance, an
ultra-modern automatic watering
system will be installed.
2.
EXTERIOR FENCING: To the road
1,20m high plastered concrete
walls will close off the
urbanisation. Each property will
dispose of a 3,00m wide metal
sliding gate (galvanized iron,
black) giving access to the
private parking space. The
interior fencing will consist of
wire-mesh and, additionally,
cypress hedges. For greater
privacy, a gate will give access
from each private garden to the
pool area.
3.
COMMUNAL POOL: The communal pool
will be built in the style of a
lake with a standard depth of
0,90m (minimum depth) to 1,80m
(maximum depth). The communal
pool will be surrounded by a
terrace and the communal garden.
4.
PARKING AREAS: Each property
will have a private parking
space made of reinforced
concrete with a grooved,
anti-slip surface.
5.
MAIL BOXES: A centralized,
communal mail-box unit will be
provided.
