FOUNDATION
Will be determined by the site manager on the basis
of and in accordance with the geotechnical survey report
on plot conditions.
STRUCTURE
The supporting walls and ceilings will be constructed
of reinforced concrete pillars HA-25 or HA-30 with steel
B-400 or B-500 according to the relevant calculations.
WALLS
1 .EXTERIOR WALLS: 25cm thick, built of 12cm concrete
bricks coated with damp-proof cement mortar with a
fine-scraped finish for impermeable paint, an air
chamber with thermic and acoustic insulation ( expanded
polyurethane 3 cm thick) and a wall of 7cm air bricks.
2. PARTITION WALLS BETWEEN THE INDIVIDUAL FLATS:
composed of 7cm-thick ceramic air bricks with acoustical
insulation consisting of expanded polystyrene between
both walls resulting in a total partition wall thickness
of 25cm.
3. INTERIOR WALLS WITHIN THE INDIVIDUAL FLATS:
Interior walls will be built with ceramic air bricks
(7cm thick)which will be plastered with spray-rendered
gypsum plaster, except in the bathrooms where they will
be tiled .
4. ROOFS: The sloped roofs with an insulating chamber
will be tiled with curved ceramic tiles . The eaves will
receive a decorative terracotta-tile finish. Flat roofs
will be protected by gravel.
CARPENTRY
1. EXTERIOR CARPENTRY WORK: Aluminium windows
lacquered matt. Aluminium roller blinds lacquered white.
Double glazing with air chamber type CLIMALIT (4+6+4).
In bathrooms opaque panes type CARGLASS. Front door:
triple-bolt security door with inside armoured panel .
2. INTERIOR CARPENTRY WORK: interior doors plain
beech wood with rubber sealing. Chrome-plated door
handles with an ornamental rosette or a similar style.
Wardrobe doors will match interior doors in style and
finishing. The wardrobes will have an upper compartment
with a separate door, as well as one shelf and a clothes
bar.
3. KITCHEN: upper and lower kitchen cabinets with
plain beech wood fronts; granite worktop type GRIS PERLA
or comparable granite (2cm thick); kitchens will be
equipped with a pull-out extractor hood, ceramic hob,
electric oven, and a stainless steel sink with one basin
and drip-off surface; chrome-plated mix battery.
FLOOR AND WALL TILES
1. INTERIOR FLOOR COVERING: grade A, porcelain tiles,
colour: ivory, marbled.
2. TERRACE FLOOR COVERING: terrace floors will be
tiled with light brown extruded gres tiles with grouts.
3. KITCHEN: kitchens will be tiled with white ceramic
tiles
4. BATHROOMS: will be tiled with Grade A ceramic
porcelain tiles and will feature a matching decorative
border.
5. Interior stairs will be covered with
ivory-coloured marble
PLASTERWORK AND MOULDINGS
1. EXTERIOR PLASTERWORK: of damp-proofed mortar
cement with a fine scraped finish, prepared for
impermeable paint.
2. INTERIOR PLASTERWORK: walls plastered with
machine-sprayed gypsum plaster, PVC edge protectors in
all corners. Ceilings plastered except those in baths
and kitchens which will receive false ceilings with
plain stucco panels; ceiling coving ( approx.5 cm) in
all rooms.
PLUMBING AND SANITARY FIXTURES
1. PLUMBING: hot and cold water net of electrolitic
copper pipes in the required size encased in plastic
pipes. Pipes recessed in walls. Electric boiler for
sanitary water..
2. SANITARY FIXTURES: Sanitary units in the bathrooms
by ROCA, model DAMA. Chrome-plated mixer taps by GROHE,
or comparable brand. Main bathroom with standard tub and
washstand with integrated wash basin and mirror.
ELECTRICAL INSTALLATIONS
- For protection the house has an earth wire
consisting of an uncovered copper cable (diameter 35mm)
forming a closed circuit.
- Electrical installations as specified in the
project plans.
- Switches and outlets (make SIMON, model 27) will be
distributed according to the execution plans.
- TV, radio and telephone outlets in the lounge and
in the main bedroom.
- In the bathrooms halogen spots will be installed,
in the kitchens down lights.
AIR CONDITIONING
Pre-installation for air-conditioning warm\cold in
the lounge and all bedrooms.
PAINTWORK
All exterior walls will receive two coats of plastic
paint with a uniform finish. The interior walls will
also be painted with plastic paint (white) with a fine
finish on walls.
LANDSCAPING, FENCING AND COMMUNAL POOL
1. GARDENS: Grama-grass lawns will form the basis of
the garden. Furthermore the garden will feature
decorative trees and shrubs selected by the developer To
ensure easy maintenance, an ultra-modern automatic
watering system will be installed.
2. EXTERIOR FENCING: To the road 1,50m high plastered
concrete walls will close off the development. An
automatic gate with remote controls will give access to
vehicles; pedestrian access will be via a main gate with
security system.
3. COMMUNAL POOL: The communal pool will have a
minimum depth of 0,90m and a maximum depth of 1,80m at
the deepest end. The pool will be equipped with
underwater spots for night time illumination. The
communal pool will be surrounded by terraces and
communal gardens.
4. ADDITIONAL FACILITIES: Parking lot within the
development. Every apartment will be allotted one
covered parking space within this parking zone. The
parking zone will be asphalted or of concrete.
5. LIFTS: In each block a lift complying with
European regulations will be installed.
NOTE: These building specifications are subject to
possible changes made by the architect and/or the site
manager to improve building and installation quality
with the aim of achieving an optimum final result.
