Building Specifications of Altea Hills villas (subject to change and is not contractual)

1. STRUCTURE

Foundations Single or continuous, reinforced-concrete bases, minimum characteristic resistance 150 kg/cm2. Continuous foundation pits will be stepped on land with a gradient. Bearing walls Cemented concrete blocks, 19 cm in width. Corners and angles connected. Joists and wall connections will be reinforced with concrete bands (Rk = 175 kg/m2) housed in U-shaped parts. Horizontal structure Framework of prestressed concrete, concrete vaults and 4 cm compression layer with steel grid. The roof joists on the terraces are sloped and formed by wooden beams, boards and a compression layer of concrete. An adequately ventilated air chamber is formed between the ground and the first joists. Asphalt tiles will be placed under the frame and over support bands to prevent dampness.

2. EXTERIOR WALLS

Exterior walls are formed by block walls, cemented on both sides, a 4 cm air chamber with heat insulation (Porespan) and a plastered 7 cm brick wall. Spaces will be filled with artificial stone. A metre-wide pavement will be laid around the house, paved with terracotta. No pavement will be laid when the difference in the level between the house and the ground is more than 1 m. Exterior balcony rails will be formed by artificial stone balusters. The sloping root will be formed by walls and board, with a compression layer and arab roof tiles. The eaves will be formed by wooden brackets or two rings of solid brick. If the walls are to be higher than 1,30 m, a new frame will be used with an adequate slope. In all cases, the roof will have adequate ventilation. In the case of flat roofs, the slopes will be formed with light materials over a heat insulation layer, covered by asphalt tiles and terracotta.

3. INTERIOR WALLS

The interior distribution will be made with plastered 7 cm ceramic brick walls, with plaster-mold finish around the perimeter. A prefabricated fireplace will be installed in the living room. The fireplace is made of refractory firebricks and will be decorated with natural stone and a wooden mantelpiece.

4. FLOORING AND TILING

Floors will be covered in first-quality ceramic tiles to be chosen from the standard samples on show at our offices. Terracotta will be used for outside paving. Baseboards will be of the same material as the flooring. Walls will be tiled up to the ceiling with materials chosen from our samples. When there is a staircase inside the house, the steps will be covered using the same materials as for the floors, with wooden springboards and fronts. The stair railing will be made of wood with vertical turned rails and handrail.

5. KITCHEN FURNITURE

Solid wood doors, provencale style, as per samples at our office, with molded finish on high cupboards. All kitchens will have a set of drawers, mid-cupboard shelves and a space for a dish-washer and a washing machine. The work-top will be pink "porch" granite with a double, white Sylacril sink unit. Electric vitroceramic hob. Electric oven. An extractor hood will be installed.

6. INTERIOR CARPENTRY

Interior door leaves will be solid wood, with mobila wood veneer and panels, as per samples. Reinforced main door with security lock and three anchorage points. Wardrobe doors will be the same as interior doors. The interior of the wardrobes will be covered in Melamine, with a set of drawers and clothes rail.

7. EXTERIOR CARPENTRY

White lacquered aluminuim, European profile, with laminated safety glass. PVC roller blinds in the bedrooms.

8. PAINTWORK The rustic-finish cement exterior will be painted with plastic paint in the colours chosen by the client. Interior paintwork in flattened plastic Artex. Woodwork will be given a coat of primer and varnished in its natural colour. Locks will be given two coats of anti-rust paint.

9. PLUMBING INSTALLATION AND BATHROOM FITTINGS

The interior installation will be protected copper piping. Hot water will be supplied from a 100 1 electric water heater. Mixer taps, mark "GROHE", model "EURODUR" or similar. "ROCA" bathroom fittings, model "DAMA ", white or similar. Hydro-massage bath in main bathroom. Three equidistant water connections for irrigation installed outside the house.

10. ELECTRICAL INSTALLATION

The electrical installation will comply with existing regulations, with a high level of electrification (8.000 W). Mechanisms will be model "IBIZA" or similar and all power points will be earthed. The distribution of light points, sockets, etc. will be according to Project design. A T V and M.F aerial will be installed with two connections in the house (in the living room and main bedroom). A telephone line will be installed from the plot boundary, with two connections inside the house. Exterior light points and power points will be installed on the terrace, with a further four points for lighting the outside of the house.
